GENERAL APARTMENT SEARCH INFORMATION:
In order to make choosing an apartment or house go as smoothly as possible,
you should follow these guidelines to help you and your group get organized.
- Decide how many definite people there are in your group.
- Decide which type of building best suits your needs - Large modern
apartment building, older renovated apartment building, apartment in a house
or whole private house.
- Discuss how much rent per month each person can afford. Don't forget to
budget for utilities. You must have a definite price range in mind before
you can continue your search.
- Make a list of important features your group is looking for. For example:
bedroom size, number of bathrooms, view, new furniture, balcony,
superintendent, elevator, laundry, dishwasher, multiple phone lines,
internet, parking.
- Decide when you need your lease to start: June, July, or August.
- After you have discussed your apartment requirements, you are ready to
begin your search. Groups that follow these guidelines will have a much
easier time of securing their ideal apartment quickly.
BROWN PROPERTY DEVELOPMENT RENTING COMPANY POLICIES:
- After you have contacted our office for prices and any other questions you
have, you may want to see one of our properties. We can schedule a showing
appointment for your group.
- Every person in your group must come to the showing appointment.
- While we try to show you the actual apartment that you will rent, you may
see a model or duplicate apartment.
- Each apartment has a pre-set starting and ending date. This cannot change.
- To secure the apartment of your choice, a NON-REFUNDABLE payment of one
month's rent per person is required.
- We can't 'hold' an apartment while you 'think about it'. We rent each
apartment to the first group who brings in their money to secure it.
- The lease is a binding legal contract. There is no provision for you to
cancel or break your lease.
- Subletting is permitted. You must secure your own subtenant.
- All of our apartments run on a 12 month lease term, except Village Center.
Village Center apartments can be rented on a 10, 11, or 12 month lease term.
- Apartments are separately metered for utilities. Tenants are
responsible for all utilities (heat, electric, and water) except in Village
Center, which includes hot water, heat, and water usage.
- Parking is available at all properties.
